Perched on the highest point of Belle Meade Farm, the Riverview Suite sits above rolling pastures with sweeping views of the James River Valley. At 1,200 square feet, it's a completely private second-floor retreat — the character of a working Virginia farm with the comfort of a boutique hotel.

The living room has an electric fireplace, two plush couches, a large smart TV, and warm farmhouse decor. The kitchen is fully equipped for real meals — or simply setting out the complimentary coffee, tea, and welcome snacks Pam leaves for every arrival. Two queen bedrooms with Casper mattresses sleep four comfortably, plus a queen sleeper sofa for two more.

Step outside to a dedicated backyard patio with furniture and a fire pit — yours alone, with nothing between you and the pastures. Corn hole, board games, and lawn chairs are all provided. In-suite washer/dryer, private entrance, fast wifi (105 Mbps), and a dedicated workspace mean you can stay as long as you like.

The farm is yours to explore. Follow the walking trail to the stocked fishing pond (catch and release). Drive or bike the gravel road a half mile to our private James River entrance. Meet Abby, Lucy, and Sweetie — the three farm dogs who love visitors — and Angel, the white cat who holds court in the driveway. In season, the James River Batteau Company hosts farm-to-batteau dinners at our river landing, just steps from where you'll park.

House Rules & Policies

Check-In & Check-Out

Check-in is at 4:00 PM. Check-out is at 11:00 AM. Early check-in and late check-out are available by prior arrangement only, subject to availability. Your smart lock code will be sent 24 hours before your arrival.

Checkout Instructions

Check-out is at 11:00 AM. Please take a few minutes before you leave:

  • Towels — leave used towels in the bathtub or shower. No need to wash them.
  • Dishes — start the dishwasher if you used dishes. If washing by hand is preferred, leave them drying in the rack.
  • Trash — take all trash bags to the outdoor bins. Bins are located by the garage building next door.
  • Windows & Doors — close and lock all windows. Make sure all exterior doors are fully closed.
  • Lights & Fans — turn off all lights, ceiling fans, and the electric fireplace throughout the suite.
  • Smart Lock — make sure the front door is fully closed and the smart lock has engaged before you leave.
  • Damage or issues — please let us know before you leave. Call or text Pam — 434-906-2560.
Occupancy & Guests

Maximum occupancy is 6 guests. All guests must be included in your booking. Unauthorized guests beyond the booked occupancy are not permitted.

No Pets Policy

Belle Meade is home to free-range farm animals who have the run of the property. For their safety and yours, we are unable to accommodate guest pets. We appreciate your understanding.

No Smoking

Belle Meade is a non-smoking property indoors. A designated outdoor smoking area is available away from the house. Please dispose of materials responsibly.

Quiet Hours

Quiet hours are 10:00 PM to 8:00 AM, including outdoor areas. We respect your rest and ask that you respect ours — Pam and George farm actively next door.

Farm Rules
  • Drive slowly on the driveway — farm animals range freely and may be near the drive
  • Pond fishing is catch and release only
  • No open fires except in designated fire pit area
  • Fireworks strictly prohibited
  • Bee hives are present on the property — guests with bee allergies should come prepared
Cancellation Policy

Direct bookings: Full refund if cancelled 30+ days before check-in. 50% refund if cancelled 14–30 days before. No refund if cancelled less than 14 days before check-in. Free cancellation within 24 hours of booking (if booked 14+ days before arrival).

For Airbnb/VRBO bookings, platform policies apply.

Cleaning Fee

A one-time cleaning fee of $75 applies to all Riverview Suite stays. This fee covers professional cleaning between guests.

Fishing Pond

Catch and release fishing at our private stocked pond, a short walk from your suite via the farm trail.

James River Access

Drive or walk the half-mile gravel road to our James River entrance. Swim, fish, or simply sit at the water's edge and take in the horseshoe bend.

Working Farm

Cattle in the pastures, dogs on the porch, and cats underfoot. This is a real working farm — the animals are part of the stay.

Private Fire Pit

Your own backyard patio with a fire pit, furniture, corn hole, and views of the pastures. Yours for the duration of your stay.

Trails & Gravel Roads

Over a mile of combined trails and roads through the property. Walk, bike, or drive. The farm is yours to explore.
