VACATION RENTAL AGREEMENT

Belle Meade on the James · GG3 LLC · 291 Belle Meade Ln, Scottsville, VA 24590

This Vacation Rental Agreement ("Agreement") is entered into between GG3 LLC ("Host") and the undersigned guest ("Guest") for the rental of the property located at 291 Belle Meade Ln, Scottsville, Virginia 24590 (the "Property").

2. PAYMENT

Guest agrees to pay the total amount listed above. A 50% deposit is due at booking confirmation. The remaining balance is due 14 days before check-in. Payment methods: [to be specified by Host].

3. CANCELLATION POLICY

Full refund if cancelled 30+ days before check-in. 50% refund if cancelled 14–30 days before check-in. No refund if cancelled less than 14 days before check-in. Free cancellation within 24 hours of booking, provided the booking was made 14+ days before check-in.

4. HOUSE RULES

Guest agrees to abide by all house rules including but not limited to: maximum occupancy limits; no pets; no indoor smoking; quiet hours 10 PM–8 AM; no unauthorized guests; no parties without prior written approval; no open fires except in designated fire pit; no fireworks; drive slowly on the driveway (farm animals range freely near the drive); catch-and-release pond fishing only; awareness that bee hives are present on the property.

5. DAMAGE POLICY

Guest is responsible for any damage to the property beyond normal wear and tear. Guest authorizes Host to charge the credit card on file up to $300 for damages discovered within 48 hours of checkout. Host will notify Guest of any charges within that window.

6. MAXIMUM OCCUPANCY

Riverview Suite: 6 guests maximum. Meadowview Suite: 4 guests maximum. River & Meadow (both suites): 10 guests maximum. Exceeding maximum occupancy is grounds for immediate termination of stay without refund.

7. VIRGINIA AGRITOURISM ACTIVITY LIABILITY NOTICE (Required by Virginia Code § 3.2-6402)

WARNING

Under Virginia law, there is no liability for an injury to or death of a participant in an agritourism activity conducted at this agritourism location if such injury or death results from the inherent risks of the agritourism activity. Inherent risks of agritourism activities include, among others, risks of injury inherent to land, equipment, and animals, as well as the potential for you to act in a negligent manner that may contribute to your injury or death. You are assuming the risk of participating in this agritourism activity.

Virginia Code § 3.2-6402 requires this warning to appear in all written contracts and on posted signs at the entrance and site of agritourism activities. Failure to post signs and include this notice in contracts may prevent the agritourism professional from invoking liability protection under § 3.2-6401.

7A. ASSUMPTION OF RISK — AGRITOURISM

Guest acknowledges that Belle Meade on the James is an active working farm (an "agritourism location" under Virginia law) and that the property includes inherent risks including but not limited to: free-ranging cattle and livestock, farm equipment, uneven terrain, pond and river access, bee hives, and other natural and agricultural conditions. Guest voluntarily assumes all inherent risks of agritourism activity as defined under Virginia Code § 3.2-6400 et seq. Guest acknowledges having read the WARNING above and agrees to exercise reasonable caution while on the property.

8. LIMITATION OF LIABILITY

Host's liability is limited to the amount paid for the rental. Host is not responsible for accidents, injuries, illness, loss of personal property, or damage occurring on the property. Guest assumes all risks associated with use of the property and participation in agritourism activities.

9. GOVERNING LAW

This Agreement shall be governed by the laws of the Commonwealth of Virginia. Any disputes shall be resolved in Buckingham County, Virginia.
