We welcome mid-term and extended stay guests — both suites are fully equipped for longer stays with full kitchens, washer/dryer, dedicated workspace, and reliable high-speed WiFi. Mid-term rentals are common for UVA visiting faculty, families with loved ones at UVA Medical Center, contractors working in the Charlottesville or Buckingham area, and families visiting St. Thomas Aquinas Seminary in Dillwyn. Contact us directly for monthly and mid-term rates — these are best handled as direct bookings for maximum flexibility.

Direct bookings (Firm policy):
• Full refund if cancelled 30+ days before check-in
• 50% refund if cancelled 7–30 days before check-in
• No refund if cancelled less than 7 days before check-in
• Free cancellation within 24 hours of booking (if booked 7+ days before arrival)
For Airbnb/VRBO bookings, the platform cancellation policy applies.
Cleaning fees are one-time per stay:

Early check-in and late check-out are available by prior arrangement only, subject to same-day availability. Please ask when booking — we are happy to accommodate when possible.
The suite uses a smart lock. You will receive your access code by text or email approximately 24 hours before your arrival. There is no need to meet us in person — though Pam and George are next door and always happy to say hello.
Free parking is available in the driveway area adjacent to the farmhouse. There is ample space for multiple vehicles. Please stay on the designated parking area and do not block the farm lane.

Occupancy limits are strictly enforced. All guests must be included in your booking.
No — Belle Meade is home to free-range farm animals who have the run of the property year-round. For their safety and yours, we are unable to accommodate guest pets of any kind. We appreciate your understanding.
Belle Meade is a non-smoking property indoors. A designated outdoor smoking area is available away from the house. Please dispose of all materials responsibly.
Quiet hours are 10:00 PM to 8:00 AM, including all outdoor areas. Pam and George live next door and farm actively — we respect your rest and ask that you respect ours.
A fire pit is available for guest use when conditions permit. Please check with Pam or George before using the fire pit. Fireworks are strictly prohibited on the property at all times.
Yes — pond fishing is available for all guests. The pond is stocked with bass and is catch-and-release only. No fishing license is required on private property.
Yes. All direct bookings require a signed rental agreement which includes the house rules, policies, and the Virginia Agritourism liability notice. You will receive the agreement with your booking confirmation. A copy is available at rental-agreement.html.
WARNING: Under Virginia law, there is no liability for an agritourism activity operator for any injury or death of a participant in an agritourism activity if such injury or death results from the inherent risks of the agritourism activity. Inherent risks of agritourism activities include, among others, risks of injury inherent to land, equipment, and animals, as well as the potential for you to act in a negligent manner that may contribute to your injury or death. The Riverview Suite has approximately 105 Mbps WiFi — suitable for remote work, video streaming, and video calls. Network name and password are provided in your welcome book upon arrival.
